The Denver real estate market in February 2025 continues to show signs of resilience and subtle shifts in activity. With 2,703 residential homes sold, we’re seeing a 5% year-over-year decrease, while new listings in Denver reached 4,634, up 11% YOY, indicating growing seller confidence. Average days on market sits at 55, a 10% increase, giving buyers slightly more breathing room compared to the previous year.
In the Denver luxury market (homes priced at $1 million and above), inventory has expanded, with 708 new listings this February, up from 356 in 2024. The average sales price climbed to $1.96M, a 2% year-over-year gain, while total sales volume surged by 17%, reaching $54 million. With months of inventory now at 4.0, the Denver luxury real estate market is balancing toward healthier buyer-seller dynamics.
